In most cases, pets are allowed. You must obtain approval and have a signed pet agreement before bringing any pet into your unit. The types of pets and number of pets per unit varies by property. There is a $25 per month fee per pet under 40 pounds and a $50 per month fee per pet over 40 pounds. There is also a $200 pet deposit. If your pet is a registered Emotional Support Animal or Service Animal and you provide proper documentation of this, the pet fees and pet deposit are waived.
No past evictions or dismissed evictions.
Monthly income must be 3x the monthly rent unless specified. Some properties we only require income to be 2x the rent.
Pass criminal background check.
Rent is always due on the 1st of each month. For residential tenants, rent is considered late if not paid by the 2nd, and a late fee will be charged at 5 pm on the 5th of the month. The late fee is $60 for rents under $700 and $100 for rents $700 and over. Please refer to your lease for your specific late fee policy.
Security deposits will be refunded within 30 days, less lawful deductions. To ensure you get as much of your deposit as possible returned to you, be sure to remove ALL items and trash from the unit and yard and complete a thorough cleaning of the entire unit. You must provide a forwarding address.
Subleasing is not allowed without written consent. Subleasing does not relieve you of liability.
Maintenance requests can be submitted by logging into your Appfolio tenant portal.
A maintenance emergency is a flood or water leaking into your unit, no power, no water, fire, damage from inclement weather, or another circumstance that could put you or the property in danger. If you have a maintenance emergency, please CALL the Emergency Maintenance Line at 319-303-7199 and leave a voicemail explaining the issue. Please do not call the emergency line unless you have a true emergency as outlined above. In case of fire or other highly dangerous situation, call 911 first and notify us after. If your matter is not considered an emergency it will be responded to during our business hours.
Please note that getting locked out of your unit or building is not considered an emergency and we are not able to unlock the door for you after hours. If you are locked out after hours or have not been able to reach a property manager via Appfolio text, you must call a locksmith and you will be responsible for the cost.

Prior to moving in, the following items must be completed:

Lease signed
First month of rent (prorated if applicable) paid
Utilities set up in your name (if applicable)
We accept Section 8 at several of our properties. Rent assistance from local agencies will be considered on a case by case basis.
